Emaar has unveiled the new Hillside Park in Dubai Hills Estate, and directly next to the park, the developer is launching a new residential project, Palace Residences Hillside, under the Palace Hotels & Resorts brand.
In our view, this is an interesting move in terms of the overall development of the area. The new residences will be located directly next to the park, which means that some apartments will offer direct views of the green space.
Our experts note that Palace Residences Hillside is expected to become one of the final new Emaar phases in this part of Dubai Hills Estate. The presence of a large park nearby may become an additional factor when choosing a property, both for end users and investors.
Hillside Park itself is expected to be much more than just a green area. The planned facilities include:
- a 550-metre running track
- a skate park
- a 650 m² ropes course
- a 10-hole mini golf course
- a football pitch
- an amphitheatre with approximately 200 seats
- an event area of around 3,000 m²
- a fitness area and swimming pool
- Water Plaza
- large children’s playgrounds
- walking routes and landscaped green areas
In our view, Emaar is creating more than just another residential project here. The developer is shaping a new destination within Dubai Hills Estate, where a large park becomes part of the overall concept of the new residential environment.
For Dubai Hills Estate, this is another step in the development of the area as a fully established lifestyle destination, where the value of real estate is shaped not only by the building itself but also by the surrounding infrastructure.
