What Apartment Can You Buy in Business Bay, Dubai for AED 1.5 Million?

What Apartment Can You Buy in Business Bay, Dubai for AED 1.5 Million?

A budget of AED 1.5 million allows buyers to explore one-bedroom apartments in dozens of residential developments across Business Bay, Dubai. Buyers can choose between ready-to-move-in apartments, modern residential towers, properties near Dubai Water Canal, and new developments from established real estate companies. However, the same budget can provide significantly different living spaces, building standards, amenities, and investment opportunities.

The real estate research team at MERADE analyzed property transaction statistics from DXBinteract, a Dubai real estate data platform that provides median property prices based on registered transactions.

We identified 37 residential developments in Business Bay with median one-bedroom apartment prices between AED 1.3 million and AED 1.7 million. Of these, 25 developments have median prices of AED 1.5 million or less. The price per square foot varies by more than two times between certain buildings.

In this article, MERADE compares residential developments, examines property developers, analyzes prices per square meter, calculates additional purchasing costs, and explains how buyers can choose an apartment for personal use or investment.

Business Bay: Why Buyers Choose This Area of Dubai

Business Bay is located next to Downtown Dubai and is one of the city’s major business and residential districts. The area combines office towers, residential skyscrapers, hotels, restaurants, and apartments designed for both long-term and short-term accommodation.

One of the district’s main advantages is its central location. Residents have convenient access to Sheikh Zayed Road, Al Khail Road, Dubai Water Canal, and Business Bay Metro Station. Many residential developments are located close to Downtown Dubai and Dubai Mall.

For buyers with a budget of approximately AED 1.5 million, Business Bay offers a wide variety of properties. Within the same district, it is possible to find compact apartments in new developments, larger properties in established residential towers, and serviced apartments with hotel-style facilities.

However, Business Bay is not a uniform property market. Two residential buildings located only a few hundred meters apart may differ significantly in construction quality, property management, apartment layouts, views, service charges, and resale potential.

For this reason, MERADE recommends comparing not only the total apartment price but also the price per square foot and the characteristics of each residential development.

How Much Does a One-Bedroom Apartment Cost in Business Bay?

According to the DXBinteract statistics analyzed by MERADE, median one-bedroom apartment prices in the selected group of 37 developments range from AED 1.3 million to AED 1.7 million.

Median Apartment Price Number of Developments Share of Sample
AED 1.3 million 11 29.7%
AED 1.4 million 8 21.6%
AED 1.5 million 6 16.2%
AED 1.6 million 4 10.8%
AED 1.7 million 8 21.6%
Total 37 100%

Based on MERADE’s calculations, approximately 67.6% of residential developments in this sample have median apartment prices of AED 1.5 million or less. This is an important indicator for buyers who want to stay within a defined property budget.

The median price per square foot across the selected developments is AED 1,760, while the median of the 37 development-level apartment price figures is AED 1.4 million.

These figures require some methodological clarification. MERADE calculated them using development-level statistics rather than individual transaction records. Each development has equal weight in our calculations, regardless of the number of apartments sold.

Furthermore, a median transaction price is not the same as a current asking price or a guarantee that an apartment is available at that amount. Actual prices depend on floor area, building level, property condition, views, furnishing, and the terms of each transaction.

Source: DXBinteract, one-bedroom apartment transaction statistics analyzed by MERADE in October 2026. The apartment size ranges represent the properties included in the respective development-level datasets. They should not be interpreted as the exact apartment size available at the stated median price.

The table demonstrates how significantly property prices vary within Business Bay. For example, the median price per square foot in Windsor Manor is AED 1,190, compared with AED 2,410 in The EDGE. This means that one square foot in The EDGE costs approximately 2.03 times more.

However, a lower price per square foot does not automatically mean a better purchase. Buyers also need to consider the age of the building, the condition of its engineering systems, common area maintenance, rental demand, and annual ownership costs.

Best Residential Developments to Consider With an AED 1.5 Million Budget

MERADE examined several developments from different property companies to explain how buyers can compare their options based on price, apartment size, facilities, and building characteristics.

1. Regalia by Deyaar: Modern Apartments With a Median Price of AED 1.3 Million

  • Developer: Deyaar Development
  • Median apartment price: AED 1,300,000
  • Price per square foot: AED 1,770
  • Apartment size range: 680-870 sq. ft.

Regalia is one of Deyaar Development’s notable high-rise residential projects in Business Bay. The development is designed for modern urban living and includes apartments in different configurations.

According to the developer’s project information, residents can benefit from swimming pools, fitness facilities, yoga spaces, landscaped terraces, relaxation areas, and recreational amenities.

For a buyer with an AED 1.5 million budget, Regalia offers an interesting combination of contemporary architecture and a relatively accessible median apartment price. Compared with more expensive residential developments in the district, it may leave additional funds available for transaction-related expenses.

The project’s price per square foot is also considerably lower than several newer developments in the same area. However, prospective buyers should compare specific apartment layouts rather than relying exclusively on development-level figures.

MERADE assessment: Regalia deserves consideration from buyers who prioritize a modern residential environment and a broad range of amenities. Before signing an agreement, buyers should verify the actual handover status of the specific apartment.

2. VYB by Ginco: Contemporary Residential Living in Central Dubai

  • Developer: Ginco Properties
  • Median apartment price: AED 1,300,000
  • Price per square foot: AED 1,980
  • Apartment size range: 650-840 sq. ft.

VYB is a contemporary residential development by Ginco Properties located in Business Bay. The developer positions the project as a modern residential destination featuring stylish interiors and one-bedroom and two-bedroom apartments.

According to MERADE’s analysis of DXBinteract statistics, the price per square foot in VYB is approximately 11.9% higher than in Regalia. Nevertheless, both developments have median one-bedroom apartment prices of approximately AED 1.3 million.

This comparison illustrates why buyers should not evaluate properties solely by their total purchase price. Two apartments with similar prices may provide different living areas, finishes, building specifications, and residential amenities.

For buyers who prefer newer developments, VYB may be worth considering alongside other projects within the AED 1.3 million to AED 1.5 million segment.

MERADE assessment: VYB should be included in a shortlist of contemporary developments. Buyers should independently verify the current construction status, registration details, and expected handover schedule through Dubai Land Department.

3. DAMAC Majestine: Serviced Apartments in Business Bay

  • Developer: DAMAC Properties
  • Median apartment price: AED 1,300,000
  • Price per square foot: AED 1,430
  • Apartment size range: 780-1,620 sq. ft.

DAMAC Majestine is a completed serviced apartment development by DAMAC Properties. The project offers furnished residential accommodation with access to building facilities and hospitality-style services.

Its main features include a swimming pool, fitness center, wellness facilities, restaurants, and services designed for residents.

The median price per square foot in DAMAC Majestine is considerably lower than in several newer Business Bay developments. This may create opportunities for buyers to consider larger apartments or properties that can be physically inspected before completing a transaction.

However, serviced apartments require additional financial analysis. Service charges, management arrangements, property usage rules, and potential rental restrictions can influence investment returns.

Buyers should also review the apartment’s furnishing package, maintenance history, and the conditions under which the property can be rented or managed independently.

MERADE assessment: DAMAC Majestine is an interesting option for investors considering completed serviced apartments. We recommend examining management costs and annual service charges before making a purchase.

4. Nobles Tower: Residential Apartments by Tiger Properties

  • Developer: Tiger Properties
  • Median apartment price: AED 1,400,000
  • Price per square foot: AED 1,770
  • Apartment size range: 770-1,150 sq. ft.

Nobles Tower is a residential project by Tiger Properties in Business Bay. The development offers one-bedroom, two-bedroom, and three-bedroom apartments.

For buyers interested in central Dubai, Nobles Tower provides an alternative to some of the more expensive contemporary projects.

According to DXBinteract statistics, its median price per square foot is the same as Regalia at AED 1,770. However, the median apartment price is AED 1.4 million, compared with AED 1.3 million for Regalia.

This difference may reflect variations in apartment sizes within the respective transaction samples. To establish the exact reason, buyers should compare individual apartment transactions and floor plans.

The development may appeal to buyers seeking a balance between location, internal space, and building facilities.

MERADE assessment: Nobles Tower is worth evaluating for personal residence or investment. We recommend paying particular attention to apartment layouts, furnishing quality, and annual maintenance expenses.

5. The Paragon by IGO: Contemporary Amenities With a Median Price of AED 1.4 Million

  • Developer: IGO
  • Median apartment price: AED 1,400,000
  • Price per square foot: AED 2,130
  • Apartment size range: 590-910 sq. ft.

The Paragon by IGO is located in Business Bay, close to the business and lifestyle infrastructure of Downtown Dubai.

The developer emphasizes a modern urban lifestyle. The project includes coworking spaces, a gym, a private cinema, a squash court, and shared social areas.

Based on DXBinteract data, the price per square foot at The Paragon is approximately 20.3% higher than at Nobles Tower.

This difference demonstrates the distinct pricing positions of the two developments. However, a higher price per square foot does not automatically prove that one property is superior to another.

The Paragon may attract buyers who value contemporary amenities, compact apartment layouts, and access to facilities designed for professional urban lifestyles.

MERADE assessment: The Paragon may be suitable for personal use or as an investment property targeting professionals and young tenants. Rental performance should be verified using actual lease transactions before making an investment decision.

6. The Atria by Deyaar: One-Bedroom Apartments Around AED 1.5 Million

  • Developer: Deyaar Development
  • Median apartment price: AED 1,500,000
  • Price per square foot: AED 1,510
  • Apartment size range: 740-1,410 sq. ft.

The Atria combines residential and hotel components. The development was created by Deyaar, while its architectural and interior design concept is associated with Yoo Studio.

This distinction matters to buyers because privately owned residential apartments and hotel-related properties may be subject to different operating conditions, maintenance arrangements, and management structures.

At AED 1,510 per square foot, The Atria is among the relatively affordable developments in terms of floor area within the AED 1.5 million median price category.

For comparison, Binghatti Canal has a median price of AED 2,120 per square foot. This is approximately 40.4% higher than The Atria.

Such differences can have a substantial effect on the apartment size a buyer can obtain for the same budget.

MERADE assessment: The Atria is one of the developments we recommend comparing with other completed properties. Buyers should confirm whether the apartment belongs to the residential or hotel component of the building.

7. Binghatti Canal: Apartments Near Dubai Water Canal

  • Developer: Binghatti
  • Median apartment price: AED 1,500,000
  • Price per square foot: AED 2,120
  • Apartment size range: 700-790 sq. ft.

Binghatti Canal is located beside Dubai Water Canal. According to the developer, it is a completed residential development offering apartments in several configurations.

The building features a swimming pool, fitness facilities, landscaped areas, and recreational spaces. Its waterfront location is one of the project’s principal characteristics.

Binghatti Canal has a significantly higher median price per square foot than DAMAC Majestine or The Atria. Buyers are therefore paying not only for internal floor area but also for the overall combination of location and property characteristics.

However, not every apartment in a building near the canal necessarily offers an unobstructed water view. Apartments with better views may command a separate price premium.

For this reason, MERADE recommends examining the exact position and orientation of the apartment before making a purchasing decision.

MERADE assessment: Binghatti Canal may appeal to buyers who value modern architecture and proximity to Dubai Water Canal. Comparing apartments on different sides of the building can reveal substantial differences in views and pricing.

8. The EDGE by Select Group: Compact Apartments in a Modern Development

  • Developer: Select Group
  • Median apartment price: AED 1,500,000
  • Price per square foot: AED 2,410
  • Apartment size range: 570-700 sq. ft.

The EDGE is a two-tower residential development by Select Group. Its concept combines modern architecture, distinctive interiors, and amenities designed for contemporary urban lifestyles.

According to the developer’s project information, the residential facilities include swimming pools, sports areas, coworking spaces, social zones, and recreational amenities.

Within our selected group of developments with median apartment prices up to AED 1.5 million, The EDGE has one of the highest prices per square foot.

Its purchasing economics differ substantially from those of more affordable residential buildings. Buyers receive less internal space for the same total budget but choose a different type of development and residential environment.

This makes it particularly important to compare the project’s facilities, floor plans, and overall pricing with alternative buildings.

MERADE assessment: The EDGE may be attractive to buyers who prioritize contemporary residential developments over maximum apartment size. The actual completion and handover status of a specific unit should be verified through official documents.

What If You Increase Your Budget to AED 1.7 Million?

Buyers willing to spend an additional AED 100,000 to AED 200,000 can expand their search to another 12 residential developments based on median apartment prices.

Residential Development Median Price (AED) Price per Sq. Ft. (AED)
Waves Tower by KASCO 1,600,000 1,740
J One 1,600,000 1,770
Urban Oasis 1,600,000 2,080
The Pad 1,600,000 2,390
Bay Square 1,700,000 1,240
Executive Towers 1,700,000 1,280
MAG 318 1,700,000 1,760
Privé by DAMAC 1,700,000 1,790
Al Habtoor City 1,700,000 1,890
ONDA by KASCO 1,700,000 1,910
Peninsula Two 1,700,000 2,590
The One Hotel 1,700,000 2,710

Three developments in this expanded price category illustrate different approaches to residential property investment.

Urban Oasis by Missoni

Urban Oasis is a project by Dar Al Arkan featuring a design concept associated with the Italian fashion brand Missoni.

The development’s median one-bedroom apartment price is AED 1.6 million, while the median price per square foot is AED 2,080.

For buyers, it is worth comparing this price with other completed residential developments near Dubai Water Canal. Design branding may influence a project’s positioning, but buyers should still assess the apartment’s practical characteristics and ownership costs.

MAG 318

MAG 318 is a completed residential development by MAG Property Development, finished in 2020.

Its median one-bedroom apartment price is AED 1.7 million. The development may be interesting for buyers who want to examine the physical condition of the property and residential facilities before completing a purchase.

As with any completed building, the actual condition of the apartment and common areas should be reviewed alongside transaction statistics.

ONDA by KASCO

ONDA is a residential project by KASCO Developments, introduced in 2024.

According to the developer, the project includes 23 floors and apartments in various configurations. The median price for a one-bedroom apartment is AED 1.7 million, with a price per square foot of AED 1,910.

The development provides another option for buyers considering newer residential projects in Business Bay.

At MERADE, we recommend evaluating a higher property budget based on specific advantages rather than assuming that a more expensive apartment is automatically better. Additional living space, improved location, property readiness, and lower future ownership costs may be more important than the purchase price alone.

Price per Square Meter Comparison: Where Can Buyers Get More Space?

For international property buyers, the price per square meter is often easier to understand than the price per square foot traditionally used in Dubai.

MERADE converted selected DXBinteract prices into metric units to make comparisons more convenient.

Residential Development Price per Sq. Ft. (AED) Price per Sq. Meter (AED)
Windsor Manor 1,190 12,809
Avanti Tower 1,370 14,747
Millennium Binghatti Residences 1,400 15,069
The Atria 1,510 16,253
Nobles Tower 1,770 19,052
VYB 1,980 21,313
Binghatti Canal 2,120 22,820
The Paragon by IGO 2,130 22,927
The EDGE 2,410 25,941

Calculation methodology: 1 square meter equals approximately 10.7639 square feet. Values have been rounded to the nearest dirham.

Consider two contrasting examples. In Windsor Manor, the median price per square meter is approximately AED 12,800. In The EDGE, it reaches almost AED 25,900.

For a buyer focused exclusively on obtaining the largest possible apartment, the first option may appear more attractive. However, this comparison is incomplete without considering building age, apartment condition, shared facilities, and service charges.

We also recommend checking how much of the registered apartment area consists of balconies or terraces. The area stated in property documents does not always correspond to the usable internal living space.

How Much Does It Really Cost to Buy a AED 1.5 Million Apartment in Dubai?

One of the most common mistakes property buyers make is planning their budget based exclusively on the advertised apartment price.

In Dubai, property purchases may involve registration fees, real estate agency commissions, and administrative expenses.

According to the Dubai Land Department, the total property sale registration fee is 4% of the property value. The official allocation is 2% for each party, but the sales agreement may establish a different distribution of these costs.

For illustration, MERADE calculated the approximate expenses for a typical secondary-market purchase where the buyer pays the full 4% registration fee, an agency commission of 2% plus 5% VAT on that commission, and selected registration and documentation charges.

Expense Apartment for AED 1.3M Apartment for AED 1.4M Apartment for AED 1.5M
Apartment purchase price 1,300,000 1,400,000 1,500,000
DLD registration fee, 4% 52,000 56,000 60,000
Agency commission, 2% + VAT 27,300 29,400 31,500
Trustee fee, including VAT 4,200 4,200 4,200
Documentation and basic administrative fees 520 520 520
Total estimated purchase budget 1,384,020 1,490,120 1,596,220

These figures represent an illustrative calculation by MERADE rather than a universal transaction quotation. Agency commission is determined by agreement. The example excludes potential NOC fees, mortgage-related costs, property valuation expenses, outstanding service charges, and other transaction-specific payments. The structure of fees may also differ for off-plan developments.

The calculation provides an important practical insight. If a buyer’s total available budget is exactly AED 1.5 million, it may be more realistic to start searching for secondary-market apartments priced around AED 1.4 million rather than allocating the entire amount to the purchase price.

This approach could make developments such as Regalia, VYB, Nobles Tower, The Paragon, and DAMAC Majestine relevant starting points, provided that an individual apartment is available at an acceptable price.

Is Buying an Apartment in Business Bay a Good Investment?

The investment potential of an apartment depends on more than the purchase price. Buyers should understand the rental income a property could generate, its ongoing ownership costs, and its potential resale liquidity.

According to DXBinteract’s Business Bay market analysis, the area’s apartment resale market recorded the following indicators over the 12 months ending August 21, 2026.

Market Indicator Value
Median resale price AED 2,010 per sq. ft.
Change in median resale price over 12 months +4.2%
Number of resale transactions 3,430
Change in resale transaction volume -13.2%
Indicative gross rental yield 7.0%

These figures refer to the broader secondary apartment market in Business Bay, rather than specifically to the one-bedroom apartments included in our budget analysis.

It is also important to understand that an increase in the area’s median transaction price does not necessarily mean that every individual apartment has appreciated by the same percentage.

Example: Potential Rental Income From an AED 1.4 Million Apartment

Consider a property purchased for AED 1.4 million. If it achieves an annual gross rental yield of 7%, the corresponding gross rental income would be approximately AED 98,000 per year.

This is a mathematical illustration, not a verified rental quotation or forecast for a specific apartment. Actual rental income may be higher or lower depending on market conditions and the property itself.

The property owner must also account for service charges, maintenance, management fees, agency costs, potential vacancy periods, and initial transaction expenses.

For investors, the distinction between gross rental yield and net rental yield is especially important. A property with an attractive advertised gross return may generate a considerably lower net return after recurring expenses.

Why a Lower Price per Square Foot Does Not Guarantee a Higher Rental Yield

Consider an investor comparing an apartment in DAMAC Majestine for AED 1.3 million with an apartment in The Paragon for AED 1.4 million.

The first development has a lower median price per square foot. However, its investment performance may be affected by serviced apartment management arrangements and property operating costs.

The second development is more expensive per unit of floor area but offers a different set of residential amenities. These facilities may influence tenant preferences, although their presence alone does not guarantee a higher rental rate.

At MERADE, we recommend making investment decisions only after examining actual registered rental transactions within the relevant building rather than relying exclusively on an area-wide rental yield figure.

Ready Apartment or Off-Plan Property: Which Is Better for AED 1.5 Million?

Within the selected price range, buyers may consider both completed apartments and properties being sold during different stages of development.

Advantages of Ready-to-Move-In Apartments

A completed apartment allows buyers to physically inspect the property, examine the building’s condition, assess natural light, check the views, and evaluate the quality of construction and finishes.

For investors, another advantage is that the apartment may potentially generate rental income without waiting for construction to be completed.

Ready properties also allow buyers to analyze the building’s existing maintenance standards and review its actual operating expenses.

However, completed buildings can have their own risks, including aging facilities, renovation requirements, and higher future maintenance costs.

Advantages and Risks of Off-Plan Apartments

Off-plan developments may offer installment-based payment plans, which can make the purchase structure more flexible for buyers.

Nevertheless, they introduce additional considerations, including construction progress, developer performance, project registration, handover schedules, and contractual obligations.

For a buyer with a limited AED 1.5 million budget, the payment schedule may be just as important as the total purchase price.

MERADE recommends evaluating three financial questions together: how much must be paid immediately, how much remains payable before handover, and what the total cost of ownership will be after the purchase is completed.

10 Things to Check Before Buying an Apartment in Business Bay

Before purchasing a property, the MERADE team recommends reviewing the following factors.

  1. Property ownership and documentation. For completed apartments, verify the Title Deed and the seller’s authority through Dubai Land Department services.
  2. Developer and construction status. For off-plan properties, check project registration, construction progress, escrow account details, and the terms of the Sale and Purchase Agreement (SPA).
  3. Annual service charges. Building maintenance fees can significantly affect net rental returns. Relevant service charge information can be checked through Dubai Land Department and RERA services.
  4. Apartment floor area. Compare the registered property area with the internal usable space, balcony dimensions, and apartment layout.
  5. Apartment views. Properties on the same floor can have different values depending on orientation, neighboring buildings, and views of Dubai Water Canal or the surrounding skyline.
  6. Parking and accessibility. Verify parking availability, road access, elevator capacity, and the practical convenience of reaching major transportation routes.
  7. Rental transaction history. If purchasing for investment, examine registered rental agreements and demand for comparable apartments in the same development.
  8. Building condition. For resale properties, assess common areas, engineering systems, elevators, planned renovation works, and potential outstanding charges.
  9. Resale potential. Property liquidity depends on the acquisition price, layout, building condition, and the number of competing apartments available on the market.
  10. Total purchasing budget. Reserve additional funds for mandatory fees, administrative expenses, and unexpected costs.

Which Business Bay Residential Developments Does MERADE Recommend Comparing?

We do not believe that one residential development can be considered the best choice for every buyer. Different objectives require different property selection strategies.

Buyer Objective Developments to Compare Main Considerations
Minimize the purchase budget Avanti Tower, DAMAC Majestine, Regalia Total costs and property condition
Get more floor area for the money Windsor Manor, The Atria, Churchill Tower Apartment layouts and service charges
Buy a contemporary apartment Regalia, VYB, The EDGE Handover status and finishes
Consider a property near the canal Binghatti Canal, Urban Oasis Views, location, and price premiums
Evaluate a rental investment Nobles Tower, The Paragon, DAMAC Majestine Actual rental transactions and operating costs

This selection represents MERADE’s editorial assessment based on available property characteristics and transaction prices. It is not a ranking of confirmed investment returns or a list of verified apartments currently available for sale.

Frequently Asked Questions About Buying an Apartment in Business Bay

Can I buy an apartment in Business Bay for AED 1.5 million?

Yes. According to DXBinteract statistics, 25 residential developments in our analyzed sample have median one-bedroom apartment prices of AED 1.5 million or less. However, current availability and the actual price of each apartment must be verified individually.

Which developers offer apartments within this budget?

The analyzed price segment includes projects by Deyaar, DAMAC Properties, Binghatti, Tiger Properties, Select Group, IGO, and Ginco Properties. The availability of a specific apartment depends on current listings from owners and developers.

Can I buy a ready apartment in Business Bay for AED 1.5 million?

Yes. Buyers can consider completed residential developments such as DAMAC Majestine, The Atria, and Binghatti Canal. Additional registration and transaction costs should also be included in the budget.

What apartment size can I expect for AED 1.5 million in Business Bay?

There is no single apartment size associated with this budget. For example, DXBinteract reports a size range of 700-790 square feet for Binghatti Canal and 740-1,410 square feet for The Atria. These figures describe apartments included in the respective datasets and do not represent guaranteed sizes available at AED 1.5 million.

Yes. Foreign nationals can purchase properties in designated freehold areas of Dubai, including eligible developments in Business Bay. Buyers should verify the legal ownership status of the specific property before purchasing.

What rental yield can an apartment in Business Bay generate?

According to DXBinteract, the indicative gross rental yield for the broader secondary apartment market in Business Bay was approximately 7% for the 12 months ending August 21, 2026. This does not guarantee an equivalent return from any individual apartment.

Is it better to buy a larger apartment in an older building or a smaller apartment in a new development?

The answer depends on the buyer’s priorities. Larger apartments in established buildings may offer better value per square foot, while newer developments may provide more contemporary facilities and finishes. MERADE recommends comparing ownership expenses, rental demand, apartment condition, and resale potential before deciding.

How much extra money should I budget for buying property in Dubai?

For a typical secondary-market transaction in which the buyer pays the full 4% DLD fee and a 2% agency commission plus VAT, additional transaction costs can exceed 6% of the purchase price. Other administrative or mortgage-related expenses may also apply, depending on the transaction.

MERADE Analysis: What Should Buyers Know Before Spending AED 1.5 Million?

Our research demonstrates that Business Bay is not exclusively a market for expensive luxury properties. Even in central Dubai, buyers can find a meaningful selection of residential developments with median one-bedroom apartment prices between AED 1.3 million and AED 1.5 million.

The main differences between these developments go beyond the purchase price. Some buildings offer larger apartments and lower prices per square foot, while others provide modern facilities, newer construction, or locations close to Dubai Water Canal.

For buyers whose AED 1.5 million budget must cover all costs associated with a secondary-market transaction, MERADE recommends starting with apartments priced approximately AED 1.3 million to AED 1.4 million.

If AED 1.5 million is allocated exclusively to the property purchase price, buyers can consider a wider selection of residential developments.

Our approach at MERADE is to evaluate the relationship between purchase price, usable living area, building condition, ownership expenses, and verified market demand rather than simply selecting the cheapest apartment.

A low advertised price can attract attention, but a well-informed property purchase requires a more comprehensive assessment. Transaction statistics, building specifications, ownership costs, and actual rental demand should all contribute to the final decision.
